Fence Contractor in Schaumburg, Illinois
Most Schaumburg fence jobs start with a tear out. Diamond Fence Corp. installs vinyl, wood, aluminum ornamental, chain-link and commercial fencing for homes and businesses across the village. We are a family owned fence contractor, and we file the Schaumburg permit and the HOA submittal ourselves.
The fence that comes out is not always the fence the village lets back in. We measure, design to the code, and handle the paperwork.
The Fence Coming Out, and the Fence Allowed Back
A replacement here usually starts by taking something out. Weathersfield and the Sheffield subdivisions went up between the 1950s and the 1980s, so the tear out is the first line on your quote. Footing extraction and haul away are named in it.
Once a fence tips fifteen degrees or more off vertical, Schaumburg does not allow it to stay. Any replacement over two feet needs a permit, and we file it.
We measure each lot rather than assume a subdivision standard.
The Side Yard, the Old Footings and the Ground Underneath
One side yard is usually the driveway, so every panel, post and piece of old fence moves through the other one. That gap is the first thing we measure, and it decides machine auger or hand dig. Older lots hide buried footings behind a tight side-yard gate.
Gate posts go deeper and in more concrete than line posts, with the hardware specified on your quote.
Where the ground falls we step or rack the panels. Buckthorn on the back line comes out before we stake.

Five Feet on the Line, Six Feet Behind the House
Where the fence sits decides how tall it can be. Most yards here come out as a five foot run on the line with a taller solid section behind the house. That is a redesign, not a like for like swap.
| Where the fence sits | What Schaumburg allows | What we build |
|---|---|---|
| Property line, side and rear | Five feet, open or semi-open, more than thirty percent clear | Semi-open vinyl, picket or aluminum, within six inches of the line |
| Patio and deck band | Six feet, sixteen feet off the back of the house, no closer to the side line than the required side yard | Solid panels, stepped down where six feet meets five |
| Front yard and corner | Nothing past the front of the building. On a corner lot, nothing past the setback line on either street side, and nothing over three and a half feet above street grade within twelve feet of the corner | A decorative barrier, four feet high and twelve feet long at most |
Two lots on one street can end up with different fences, so we confirm the current rule for your property before we stake anything.
Two Panel Specs in One Yard
Most yards here need two panel specs, not one. The line run has to pass light and air: spaced picket, semi-privacy or ornamental. The solid panel goes behind the house.
Vinyl on the Line and Behind the House
Vinyl fence is our lead product: no staining, strong through freeze and thaw, solid or semi-privacy. Semi-open styles serve the five foot line, solid panels the patio band. We submit the product sheet with the permit.
Wood in Cedar and Treated Pine
We install a wood fence in cedar or treated pine, spaced picket or semi-privacy, open enough for a line run. Posts are treated where they go in the ground.
Aluminum for Pools and Open Sight Lines
Ornamental aluminum fence gives curb appeal without the upkeep of iron. It is open by design, so it suits the five foot line and a pool enclosure.
Chain-Link Without Slats
Galvanized and vinyl-coated chain-link fence encloses a yard, contains a dog, or secures a property. Schaumburg does not allow slats, and chain-link is out in the Olde Schaumburg Centre district.
How a Schaumburg Fence Job Runs
1. Free on-site measure
We measure the yard, check the side yard gap, and talk through material, height and style.
2. Written quote
A written quote follows roughly one day after we measure.
3. Permit filing
We confirm the municipality off the parcel first, because one Schaumburg ZIP code also carries a Hoffman Estates address. Then we mark up your plat of survey, draw the sketch, and file it.
4. J.U.L.I.E. 811 locate
Public utilities get marked before we dig, and we tell you which private lines to mark: irrigation, pool, dog fence and garage runs.
5. Posts
We set posts below the local frost line, roughly 42 inches here, in concrete footings sized to the fence height and material.
6. Install and walkthrough
Install runs one to two days under two hundred feet, and two to three days at two hundred feet and up. Then we walk the fence with you.
The full process runs roughly three to four weeks from deposit, because approvals come first. We start the paperwork the day you sign.
Townhomes, Quads and Association Lots
Short runs, shared lines and committee specs are normal work on a townhome or quad lot. Where an association publishes a fence spec, we quote to that spec.
Your association paperwork goes in alongside the permit application. We prepare both and chase the committee sign off while the village review runs.
Not every attached lot comes with a yard that is yours to fence. Where the yard is common ground, or the unit is a rental, we build a patio screen between units, and it cannot wall off the open space behind it.
A lot that came with its own fenced yard is quoted as a perimeter.

Commercial Perimeters Along the Woodfield Corridor
For office, retail and industrial property we install security chain-link, ornamental steel, dumpster and equipment enclosures, and access gates. We work with owners, facility managers and property managers.
We phase perimeter replacement, enclosures and gates around operating tenants so access stays open while we work.
Schaumburg Subdivisions and ZIP Codes We Cover
We install fences throughout Schaumburg in ZIP codes 60173, 60193, 60194 and 60195. Subdivisions include Weathersfield, Sheffield Park and Sheffield Estates. We also work Olde Schaumburg Centre and the Woodfield corridor.
We keep a separate fence contractor page for each nearby village: Arlington Heights, Barrington, Buffalo Grove, Crystal Lake, Hoffman Estates, Inverness, Long Grove, Wheeling and Aurora.
We also handle fence installation in Palatine, Rolling Meadows, Roselle, Streamwood, Hanover Park and Elk Grove Village.
Questions Before the Old Fence Comes Out
Do you take out the old posts and the concrete too?
Yes. Old posts and their concrete come out and go on our truck, and that scope is in your written quote. Buried concrete is the biggest schedule variable on an older lot.
Can I put up a six foot privacy fence in my back yard?
Usually not along the line itself. That run tops out at five feet and has to let light through. Six feet solid belongs in a sixteen foot band off the back of the house. It is also allowed on a line backing a park, a recreational area, a school, or multifamily, business, office or manufacturing property. A parking lot abutting the house counts too. We check your lines at the measure.
Can I add privacy slats to my chain-link fence?
No. Slats are not allowed in chain-link here. For screening on that line, a semi-open wood or vinyl panel gets you there inside the five foot rule.
Where exactly does the fence line get staked?
We stake off your plat of survey, because the plat is what the Village reviews. A perimeter fence belongs within six inches of the line, and one pulled in off the rear line needs a gate for access.
How wide does my gate need to be for a mower?
The gate is sized to what has to pass through it: a person, a mower, or a machine. On a tight side yard that measurement decides whether the back yard is reachable.
Can I fence the front of my yard?
Nothing goes past the front of the building. What is allowed out front is a decorative barrier, four feet high and twelve feet long at most.
Where the Tear Out Shows Up in the Quote
The Schaumburg drivers are the tear out, the gate count and width, and the step down where six feet meets five. Footage, height, style, grade and access move the number on any yard.
| Material | Relative cost | Where it lands in Schaumburg |
|---|---|---|
| Aluminum ornamental | Premium | Open by design, clears the five foot line rule, and works as a pool barrier |
| Vinyl privacy | Higher-end | Solid panels in the sixteen foot patio band, semi-open styles on the line |
| Wood | Affordable to mid-range | Cedar or treated pine, spaced picket or solid board |
| Chain-link | Most affordable | Galvanized or vinyl coated, and no slats in Schaumburg |
